Job Summary

Supervises the maintenance, operation and repair of mechanical equipment in all University buildings including air handling, secondary heating, maintenance and repair of all air conditioning and refrigeration equipment and related equipment for human comfort and scientific experimental needs.

Qualifications

A minimum of five years of responsible repair experience with mechanical and HVAC systems or equivalency (one year of education can be substituted for two years of related work experience); a demonstrated knowledge of electricity, plumbing and air conditioning; and the ability to read, understand and follow repair manuals required. Demonstrated oral and written communications skills and troubleshooting skills; customer service skills; and a strong commitment to the concept of excellence in service also required. Prior supervisory experience is preferred, but not required.

Essential Functions

1. Schedules daily work load insuring the work is prioritized and that work is completed expediently and professionally.
2. Schedules shutdowns of systems for preventive maintenance by notifying areas affected of time and duration of shutdown through established procedures.
3. Reviews plans for new facilities and remodeling, inspects projects and creates punch lists for project completion assuring mechanical equipment compatibility and proper operation.
4. Orders replacement and repair parts and supplies, working with the Materials Shop on receiving parts needed to keep mechanical equipment and related systems operational and reliable.
5. Audits purchase requisitions and reviews budget reports insuring that needed supplies are ordered, received and paid for within the budget guidelines.
6. Analyzes particularly difficult problems and makes decisions on how best to accomplish the repairs. Provides support to shop staff in helping them make these decisions through training and educational programs.
7. Reviews and approves time sheets and work orders to ensure completeness and accuracy.
8. Reviews the shop's preventive maintenance systems annually to add new equipment and to delete old equipment that has been removed from the system, to modify schedules and to make any other changes as necessary.

Problem Solving

The incumbent has the authority to make on-the-spot decisions on the proper methods of repairing the mechanical equipment in order to keep down-time to a minimum. He/she also has the authority to expend funds from assigned budgets to make necessary repairs in order to keep the mechanical equipment operational. The position also makes hiring, firing, and salary decisions on employees assigned to the shop, after making appropriate contact with the Director of Campus Utility Services, and conducting annual performance appraisals as per University polices and procedures.

Challenges encountered in this position may include keeping HVAC systems running, and handling major breakdowns while assuring occupants comfort.
