Job Summary

Oversees the acquisition, installation, maintenance and proper operation of the University computer based building automation/energy management system and individual building automatic temperature controls. Supervises the scheduling and operating of all campus heating, ventilating and air conditioning systems on a 24 hour a day, 7 day a week basis.

Qualifications

Five years of progressively more responsible experience in industrial electronic repair and electronic and pneumatic instrumentation; demonstrated oral and written communications skills; previous supervisory experience; demonstrated customer services skills; and oral and written communications skills required.

Essential Functions

  1. Reviews current status of system operations and weekend printouts and logs to ascertain any malfunctions and repair needs, and to provide guidance or information to Systems Operators in solving problems.
  2. Provides work guidance to System Instrument Repairworkers in determining solutions to instrument problems and in setting priorities for repairs.
  3. Reviews systems alarms codes, maintenance reports, etc., with the Automation Control Specialist making changes needed to improve efficiency of the system.
  4. Schedules preventive and deferred maintenance on the system computer and Automatic Temperature Controls (ATC).
  5. Reviews new facility and remodeling plans, inspects projects, and creates punch lists for project completion assuring system compatibility and proper operation.
  6. Visits facilities to evaluate recurring problems to find solutions that will restore the system to normal working order.
  7. Inspects existing facilities checking quality and progress of work being done and to locate minor problems before they grow.
  8. Oversees the acknowledgement and dispatching of workers to answer the alarms that can not be reset.
  9. Attends bi-weekly staff meetings with the director to review problem areas, budget matters, review progress of repairs etc.
  10. Audits purchase requisitions and reviews budget reports insuring that needed supplies are ordered, received and paid for within the budget guidelines.
  11. Evaluates and reviews new products and equipment insuring up-to-date maintenance and operation of the system.
  12. Ensures that the system is operating at top efficiency and that all malfunction alarms are responded to in an expedient manner.
  13. Provides expertise in the repair and calibration of pneumatic and electronic temperature controls.
  14. Ensures that expenditures are maintained within established budget guidelines.

    Problem Solving

    The incumbent is given authority to establish operation schedules for energy conservation; to establish emergency facility operating procedures; and to establish system breakdown and preventive maintenance repair priorities. The incumbent sets the shift rotation assignments, and most Automatic Temperature Control (ATC) system improvements. Authority is also give to make expenditures from assigned budget within budget guidelines and the hiring and firing of employees within the System Operations area.

    Problems encountered in this position may include trying to communicate with rotating shift employees, the training of new employees, and trying to find employees who have the right qualifications to handle the job.
