Job Summary

Coordinates routine and preventative maintenance, analyzing mechanical and electrical problems, making adjustments, repairs, replacements or other corrective actions to ensure the continuous and safe functioning of facilities equipment while assuring that there are only minimal disruptions to the building’s occupants.

Qualifications

Two years experience with building systems control or related experience or equivalency (one year of education can be substituted for two years of related work experience) required. Demonstrated knowledge of automated and computer-directed building systems, plumbing and electrical systems and pneumatic and electronic control systems; familiarity with heating and air conditioning systems; a working knowledge and understanding of mechanical equipment, automation and field hardware and demonstrated human relations and effective communication skills also required.

Dependent upon department of assignment, a valid Utah driver’s license may be required.

Essential Functions

1. Receives and appropriately routes trouble calls related to building components or systems and coordinates their timely completion.
2. Monitors and controls building systems by checking gauge readings and coordinating the maintenance of equipment including steam producers, boilers, liquid chemicals, generators and other equipment. Submits trouble reports and assists in making repairs when equipment readings are abnormal.
3. Monitors equipment; responds to alarms and ensures continued uninterrupted service, notifies appropriate department personnel when repairs are necessary; assists in making repairs or switching to back-up systems when required.
4. Responds to electrical power outages and other emergencies and works to restore services to assigned buildings through appropriate shops.
5. Responds to trouble reports from building occupants and coordinates repair activities.
6. Coordinates regularly scheduled preventative maintenance on equipment.
7. Helps assure a high level of quality control on work performed in and to the building.
8. Assists Plant Operations’ Dispatch in scheduling utility shutdowns with building occupants.
9. Represents Plant Operations in building occupant meetings, keeping Plant Operations’ management informed of all problems.
10. Provides a conduit for effective communication and relations between Plant Operations, it’s staff and building occupants.

Problem Solving

The incumbent is authorized to assess emergency situations and is guided by departmental policy and procedures in responding with actions they feel are appropriate without first consulting their department supervisor.

Representative challenges encountered by incumbents include ensuring that appropriate coverage is continuously supplied to the facility, urgently responding to trouble reports and emergency calls and coordinating the work effort of employees from different areas to respond in emergency or disaster situations.

Comments

The staff member must be able to demonstrate the knowledge and skills necessary to provide care appropriate to the age of the patients served on his or her assigned unit.  The individual must demonstrate knowledge of the principles of life span growth and development and the ability to assess data regarding the patient's status and provide care as described in the department's policies and procedures manual.
