Job Summary

Conducts and oversees pre-move out, actual move out and move in inspections in University Student Apartments. Schedules repairs and personnel; coordinates related activities. Maintains apartment occupancy records. Supervises and trains personnel.

Qualifications

Five years of experience that includes a working knowledge of painting, finished and structural carpentry, plumbing and electrical trades; a demonstrated ability to supervise people and manage projects; effective communication skills; the ability to solve maintenance problems; and a commitment to provide excellent customer service required.

Essential Functions

  1. Conducts inspections of apartments prior to a tenant moving in, before they move out and again at the time they vacate the premises to assess any damages and determine subsequent need for repairs.
  2. Resolves, or seeks to dispose of problems that arise with tenants as a result of language, cultural barriers, or conflicts with the apartment crew to enable a harmonious transition to move in, or out of an apartment.
  3. Utilizes pre-inventory form to assess any need for repair and, or replacement, i.e. wall board, paint, carpet, tub, etc. and determines time frame to complete work to facilitate appropriate scheduling for new occupants.
  4. Assesses damages and sets fees/charges for tenants to pay in instances where work crews are needed to make repairs, and or replacements before new tenants can occupy the apartment.
  5. Maintains apartment logs to schedule a logical sequence of work that needs to be done to maintain an orderly progression and avert duplication, or the need to re-do work performed previously.
  6. Prepares daily work schedule for crews to complete assignments in one or more apartments and thus ensure the work for each apartment is completed on schedule.
  7. Provides training for subordinates in the area of customer service to convey the necessity for thorough cleaning, effective and neat finish work, repairs, etc. to minimize complaints and enhance customer satisfaction.
  8. Provides input into the annual budget by assessing needs for carpet, tile, tub refinishing, cleaning chemicals, equipment replacement, etc. to assist in forecasting realistic projections.
  9. Coordinates work with various personnel associated with Fort Douglas to facilitate preparation of quarters for guest occupancy.

    Problem Solving

    The Facilities Foreman has the authority to assign and maintain daily work schedules, give input to the hiring of staff and provide recommendations for budget expenditures.

    The incumbent must attend to situations that present potential and actual customer service problems, and ensure they are resolved. He/she must conduct apartment inspections, and be aware of any damages that may have occurred and assess charges for repairs as well as the length of time required to make the repair/s.

    The incumbent supervises 16 nonexempt employees and 10-20 hourly employees.
